Rhyl has highest increase in room rents in Wales since 2019, study finds

Flat share site SpareRoom undertook research to see which postcode districts in the country have seen the steepest room rent increases since before the COVID-19 pandemic.
The LL18 postcode (Rhyl) topped the list, with an average monthly room rent increase of £380 in the second quarter of 2019, to £682 in the second quarter of 2025.
In Wales as a whole, the average room rent is £592 per month, up from £407 in 2019 (increase of 46 per cent).
Rhyl’s postcode district has the fifth-highest demand in Wales for room rents, meanwhile.
“With the average room rent now not far off £700 a month, many renters will have already been priced out of living in Rhyl.
