Steve, we are a family that has owned an interest in 2 carwash's for over 48 years in California and are now
looking to sell our interest to partners that have poorly managed the property for years.
In trying to value the business we were trying to get them to provide accurate financials and it has been a cat & mouse game of how they hide the true value of income. For example we have never been able to get
the management to provide a car count to determine a baseline of income.
I would be interested to hear what your thoughts in response to their refusal to provide a car count.
"There have never been any car counts.
Mechanical counts are inaccurate because they do not take into account complimentary washes, employee washes, rewashes, frequency washes or prepaid washes.
There have been occasions where there have been as many as 10% of the total rewashed.
There are report sheets but the information is not verifiable without an onsite observer for the foregoing reasons.
If you would like to undertake such an onsite count, you are welcome to do that and we suggest that you engage someone unknown to management at the car wash.
