Southend guesthouse finally secures permission to turn former business into home

Southend Council has approved plans to change the use of Suenos Guesthouse, on Eastern Esplanade, from visitor accommodation to a seven-bedroom dwelling.
The couple previously saw similar plans refused by the council and later lost an appeal to the Planning Inspectorate.
Permission - The former Suenos Guesthouse in Southend (Image: Suenos)The appeal failed instead on a technical issue relating to the Essex Coast Recreational Disturbance Avoidance and Mitigation Strategy (RAMS), after a legal agreement submitted by the applicants was found to be unenforceable.
Planning documents also relied heavily on the findings of the previous appeal, which concluded the property's future as a guesthouse was no longer commercially realistic.
In 2022, Suenos Guesthouse was highly commended at the East of England Tourism Awards in the Best Bed and Breakfast and Guesthouse Category.
