AI data centres will be exempt from strict financial crisis-era lending rules despite fears regarding the sector's debt-fuelled spending. This is despite Jensen Huang, the boss of Nvidia, regularly describing data centres as an "investable asset class". The change comes amid a significant surge in data centre lending, which has raised fears about mounting debts. Data centre securitisation issuance could reach $30bn (£23bn) to $40bn a year, according to JP Morgan, up from about $27bn in 2025. In contrast, Morgan Stanley expects $250bn to $300bn of total AI debt issuance in 2026, which includes normal bonds.
