Property portal Rightmove reported similar findings, with average advertised rents outside London reaching a record £1,397 a month between April and June. One agency told The Telegraph it had seen a 36 per cent year-on-year rise in landlords increasing their initial asking price. Rightmove said the average rental property attracted ten enquiries in July, twice the pre-pandemic average. The department said the reforms were designed to give tenants “greater security and stability” while supporting landlords to keep investing in the sector. Rent and supply figures are drawn from the Goodlord Rental Index and Rightmove’s Q2 2026 Rental Trends Tracker, with landlord sales data from Savills.
