Plans to redevelop 'inefficient' St Albans site with 14 homes

If approved, the existing commercial and industrial buildings at 11–19 Sutton Road and 5–7 Pickford Road would be demolished.
The proposal includes 13 three-bedroom townhouses and a one-bedroom flat, along with new access, landscaping, parking, and associated works.
A planning statement supporting the application says: "The current industrial and commercial buildings represent an inefficient use of brownfield land and are increasingly out of character with the surrounding residential context.
"The proposal would deliver a high-quality mews-style residential development that has evolved through pre-application engagement and responds positively to the site’s constraints, neighbouring amenity and local character."
"It is at risk of misrepresenting dwelling sizes, has a lack of housing mix and imposes an overbearing flat-roof design."
