The change would allow for the construction of proposed town homes. Last year, the projects proposed by developers included Jayhawk Commons for the retail complex along Route 30 and Jayhawk Landing for more than 30 nearby town homes on property near the highway’s intersection with Pennsylvania Boulevard. A Jeannette Zoning Hearing Board decision in July 2025 granted variances to allow for the construction of the town homes. Some suggested a different zoning classification for the strips where town homes are proposed, while eliminating the possibility of future commercial development. Attorney Gary Falatovich, who filed the appeal of the zoning hearing board decision, suggested the developer could build single-family homes under the existing traditional neighborhood zoning.
