Warp, an artificial intelligence-driven employee management platform, has more than tripled its office footprint for the second time in 12 months. The startup recently secured a 16,500-square-foot expansion to fully occupy the seventh floor at 156 Fifth Avenue, less than a year after settling at the Flatiron District building. The transaction brings 156 Fifth Avenue to 100 percent occupancy, according to Newmark’s Eric Cagner, who represented landlord HRC alongside Dylan Weisman, Leo Koné and Claire Koeppel. Warp signed its initial lease at 156 Fifth in the fall of 2025, taking 8,000 square feet on its eighth floor. It previously leased just 1,500 square feet at 14 East Fourth Street in NoHo.
