Another penthouse at 432 Park Avenue has sold for a sizable resale loss. A 94th-floor penthouse at Harry Macklowe and CIM Group’s Billionaires’ Row tower sold for $22 million, according to public records. Last August, another 54th-floor condo, Unit 52C, sold for $14.7 million after the seller had purchased it for $16.4 million in 2016. A 2025 analysis by The Real Deal found that of the 16 units resold from 2021 to 2025, 10 went for a loss. Macklowe had purchased the units for $47 million, and they closed earlier this year for $53 million.
