The applicant said the commission suggested the 4111 Northside Drive property after denying a separate rezoning request for a proposed development at 4125 Northside Drive in 2024. Traffic counters recorded an average of 11,142 vehicles traveling along that portion of Northside Drive during a two-day study August 4 and 5.
