The ESPC added: "While these premium hotspots are performing very well, there is a strong drive towards more affordable homes too, especially in Dunfermline. "The city’s average property price dropped by 6.8 per cent year-on-year, likely due to a large reduction in the sales of four-bedroom houses compared to a sharp rise in sales of smaller, cheaper two- and three-bedroom properties. The number of property sales was down 13 per cent year on year in Dunfermline and although the average selling price also fell to £226,956, homes continued to sell quickly. Three-bedroom houses in the city "remained a particular strength", with sales volumes up 10.3 per cent and the average selling price rising 3.2 per cent to £250,489, selling in just 15 days. One-bedroom flats in Dunfermline remained the most affordable property type, with an average selling price of £106,114.
