Leeds and Kirklees followed in second and third place, reflecting continued development activity in larger West Yorkshire districts. House prices and rents in Bradford have been rising faster than the wider Yorkshire average, but from a much lower base, leaving Bradford significantly cheaper than Leeds. As Leeds’ market has matured and prices climbed, many households and commuters are choosing to live in Bradford and travel into Leeds for work. Mr Keal said: “One factor behind the shift in housing plans from Leeds to Bradford could be the extensive Green Belt surrounding Leeds, including land within the boundaries of the wider metropolitan district.” And faster rail links between Bradford and Leeds, alongside major regeneration around the Southern Gateway and City of Culture legacy, are improving Bradford’s commercial viability and appeal.
