Applicants are seeking permission in principle for between eight and nine homes on the 0.44-hectare brownfield site. The application was submitted by Andrew Thompson of Oak Tree Developments through planning agents De Pol Associates. The planning application attracted support from Newton-with-Clifton Parish Council, although councillors stressed their backing should not be seen as encouraging further development within the Area of Separation. Lancashire County Council's highways department raised no objection, saying the development would not have a significant impact on highway safety, capacity or amenity in the area. Natural England also raised no objection, concluding the plans would not have significant adverse impacts on designated sites.
