The two East Lothian communities were ranked third and eighth respectively on a list of 10 hotspots revealed by ESPC, the Scottish property portal.
Across these areas, the average asking price for 'premium properties' (those on the market for £750,000 and above) was £940,528 in North Berwick and £915,736 in Gullane.
North Berwick was celebrated for its direct train link to Edinburgh, lively local community, esteemed schools, sandy beaches and widespread greenery, as well as its renowned golf courses and high-end hotels.
ESPC said that Gullane also has its own draw in its serene beaches, prime golf courses and its charmingly tight-knit community.
Morningside in Edinburgh topped the list, where premium properties had an average asking price of £981,932.
