Shanghai’s West Nanjing Road, a high-traffic retail corridor that has attracted global attention, has become the latest battleground for China’s luxury mall operators, as two of the city’s most prominent players — Swire Properties’ HKRI Taikoo Hui and Hang Lung Properties’ Plaza 66 — battle for dominance. Plaza 66, which opened in 2001 with the positioning “Home to Luxury,” has long been one of Shanghai’s premier luxury destinations. In Shanghai, that second trend has a perfect example in HKRI Taikoo Hui. In the first half of 2026, retail sales at HKRI Taikoo Hui surged 82.2 percent year-over-year, the strongest growth among Swire’s mainland China retail portfolio. Dior is also said to be in discussion with Swire to launch a two-story flagship at the West Nanjing Road retail establishment, according to local media outlets.
