The change inserts the word "unacceptable" into a condition requiring any future retail proposal to demonstrate it would have no adverse impact on Axminster town centre. Presenting the application, development manager Wendy Ormsby said the authority already considered whether any impacts identified by a retail assessment would be acceptable in planning terms. She told councillors: "You could look at a retail impact assessment and it might show a one per cent loss of trade. He said: "The reason I objected is simply due to the ambiguity of that word, 'unacceptable'. Planning officers concluded that inserting the word "unacceptable" would not materially weaken the condition because any qualifying retail proposal would still require detailed assessment before planning permission could be granted.
