Calgary home sales down nine per cent in July amid condo oversupply: board

Home sales in Calgary were down in July compared with a year ago as prices also fell, which the city’s real estate board says is partly due to “persistent oversupply” of condominiums.
The Calgary Real Estate Board says 1,904 homes changed hands last month, down 9.2 per cent from July 2025, as the residential benchmark price fell two per cent to $569,200.
Apartment-style homes saw a year-over-year price decline of 8.4 per cent to $297,600, while row-style properties were 6.1 per cent less expensive at $418,500.
Detached home prices were down 1.9 per cent to $743,900, and semi-detached prices ticked 0.3 per cent lower compared with July 2025 to $691,000.
Calgary saw 3,323 new listings on the market in July, down 15 per cent from a year earlier, while total inventory was 4.2 per cent lower year-over-year to 6,626 homes for sale.
