The Howard Arms sits on Lowther Street, close to The Lanes shopping centre and around eight minutes’ walk from Carlisle Railway Station.
The premises comprise a main ground-floor trading area with bar, an upstairs trading area, a catering kitchen and a rear enclosed outside space.
Landlords say the potential lies in developing a 'strong 70/30 food‑and‑drink offer', building on existing trade driven by live entertainment, live sport and pub games such as pool.
The Howard Arms serves popular beers, ciders, wines and spirits alongside a pub classics menu and coffees, but the aim is to strengthen the food side while maintaining drinks business.
Applicants are invited to set out what they can bring to the Howard Arms and how they would develop the pub under the tenancy agreement
