The scheme included an orangery and bathroom, with an existing rear window replaced by double doors to access the new space. Planners noted that the rear elevation functions much like a principal frontage, with a panelled door, fanlight and slate canopy. Although the applicant stated no trees would be removed, the extension appeared to fall within the tree’s root protection area. Requests for a tree constraints plan and protection method statement were not met, leaving planners unconvinced the tree could be safeguarded. The proposed orangery would have run 6 metres along the boundary with the next‑door property at a height of around 2.7 metres, with no separation.
