Lake District planners reject wrap around orangery over design and neighbour impact

The scheme included an orangery and bathroom, with an existing rear window replaced by double doors to access the new space.
Planners noted that the rear elevation functions much like a principal frontage, with a panelled door, fanlight and slate canopy.
Although the applicant stated no trees would be removed, the extension appeared to fall within the tree’s root protection area.
Requests for a tree constraints plan and protection method statement were not met, leaving planners unconvinced the tree could be safeguarded.
The proposed orangery would have run 6 metres along the boundary with the next‑door property at a height of around 2.7 metres, with no separation.
