The land, known as Possingworth Park lake and woodland, is located around 1.2 miles from the village of Blackboys and 2.5 miles from the market town of Heathfield.
Alongside the 104.5 acres of woodland, the "very rare" listing also includes a nine-acre lake, both of which are described as offering "commercial and amenity potential".
The site also includes a mature lime avenue and mixed woodland believed to have been planted around 1900 as a folly.
Currently managed by Silver Oaks Forestry Ltd, the listing includes sporting rights in the sale.
