The decision notice, dated June 30, 2026, confirms the council’s acceptance that, on the balance of probability, the property has been used continuously as a seven-bedroom HMO for the required period.
The application, submitted by T500 Properties Ltd and prepared by planning agent NJPlanning, was for a certificate of lawful development for the property on Shotton Lane for its current use as a seven-bedroom HMO under 'sui generis' classification.
In a supporting letter from NJPlanning, it said that the property has operated as a seven-bedroom HMO since approximately May 2011.
The certificate confirms the use of the property as a seven-bedroom HMO under the 'sui generis' classification.
The report confirmed that no objections had been received and no enforcement action had been taken during the relevant period.
