He said most owner-occupiers would not be doing up a property purely with the idea of financial gain.
"A standard rule of thumb is that is you spend $1 on a renovation, you want the value of the property to increase by at least $2.
So for instance, if there was a $600,000 property and the investor spent $80,000 on a renovation, then a good investor would want the property to increase by at least $160,000 to $760,000.
