The Quintana Roo government, through the Secretariat of Sustainable Urban Territorial Development (Sedetus) and in coordination with the Tulum City Council, issued a public alert regarding the existence of 26 real estate developments that lack the state or municipal reports, certificates, permits, and authorizations required by law. According to the agency, the listed projects violate the provisions of the Law on Human Settlements, Territorial Planning, and Urban Development, the Law on Urban Actions, and the Law on Condominium Ownership of Real Estate, among other provisions. The agency reiterated that it is available to provide advice and guidance to those wishing to invest in the real estate sector with legal certainty. With this action, the authorities reaffirm their commitment to legality and the protection of citizens against irregular practices in urban development. Mario Antonio San Miguel Herrera, president of the Mexican Association of Real Estate Professionals (AMPI) in Tulum, noted in March that investment in furnished apartments and houses with hotel services has skyrocketed in Quintana Roo.
